Home values in Florida increased significantly during the COVID-19 pandemic, fueled by a wave of remote workers relocating to the state and limited housing inventory.

According to Reventure App data, the typical value of a home in Florida rose from $243,000 in November 2019 to $389,000 in November 2024, a 60% increase.

During the same period, mortgage rates climbed from 3.7% to 6.8%, further straining affordability.

The Federal Reserve’s rate hikes, aimed at curbing inflation, and a natural slowdown in migration after the pandemic have reduced demand for homes.

Investor interest has also waned, with Redfin reporting an 8-year low in vacation home demand and a 79% decrease in in-migration compared to pandemic levels.

Meanwhile, inventory levels have risen to over 150,000 active listings—the highest since 2017.

Regional Price Declines
Recent data shows price drops in several key Florida metropolitan areas:

Jacksonville: The median listing price fell by 5.7% year-over-year in December 2024 to $384,500.

New listings increased by 2.5% over the same period.

Miami-Fort Lauderdale-Pompano Beach: Prices declined by 9.9% to $522,500, with new listings up 11.3% year-over-year.

Tampa-St. Petersburg-Clearwater: Prices decreased by 6.0% to $395,000, alongside an 8.0% increase in new listings.

Orlando-Kissimmee-Sanford: Prices dropped by 4.3% to $419,950, though active listings were down 8.5%.

While these areas have seen declines, state-level home prices remain stable, with Redfin reporting a median sale price of $410,900 in December 2024, up 1.8% from the previous year.

Migration and Population Growth
Despite the slowdown in domestic migration, Florida continues to attract new residents.

The U.S. Census Bureau reported a population increase of 467,347 in 2024, driven largely by 411,322 international migrants.

This ongoing growth may provide some support for housing demand in the long term.

Expert Analysis
Real estate analysts view the current trend not as a market crash but as a normalization following years of rapid growth.

Norada Real Estate Investment noted in a recent report that Florida’s booming tourism industry and vibrant cities have historically fueled strong real estate demand but cautioned that such growth often brings questions of sustainability.

Nick Gerli, CEO of Reventure App, highlighted the improved affordability resulting from price declines.

"These price declines will be welcome news to homebuyers and finally start returning affordability to a housing market that sorely needs it," Gerli said.

While the Florida housing market is undergoing a correction, it remains a dynamic environment.

High mortgage rates and increased inventory are expected to continue shaping market conditions in 2025. The current trends signal a shift from overheated demand to a more balanced and sustainable housing market, offering opportunities for homebuyers and challenges for sellers in the months ahead.
