Florida Housing Market: Price Declines Seen Amid Changing Dynamics

The Florida housing market is experiencing notable price declines, influenced by a combination of reduced demand from vacation homeowners and investors, as well as a significant drop in inbound migration, according to real estate analyst Nick Gerli.

Data shows that these factors, alongside a rise in inventory, are contributing to a wider market adjustment across the state.

In the wake of the COVID-19 pandemic, Florida became a magnet for remote workers and retirees, causing home prices to surge dramatically due to increased demand and constrained supply.

Data from Reventure App indicates that from November 2019 to November 2024, the typical home value in Florida increased by approximately 60%, from $243,000 to $389,000.

Contributing to the recent housing market cooldown is the Federal Reserve's interest rate hikes aimed at curbing inflation, which have seen mortgage rates climb from 3.7% to 6.8% during the same period.

Several experts forecast a continuation of this trend as the market corrects from unprecedented highs.

Notably, investor demand in Florida has significantly dropped from peak levels in 2022, and in-migration is reported to have decreased by 79% compared to pandemic highs, according to Redfin.

Recent analysis from Realtor.com of listing prices in the 50 largest metropolitan areas in the United States underscores this trend in parts of Florida.

Jacksonville saw a year-over-year decline of 5.7% in its median listing price by December 2024, reaching $384,500.

The Miami-Fort Lauderdale-Pompano Beach metropolitan area experienced a 9.9% dip, with median prices at $522,500.

Meanwhile, Orlando-Kissimmee-Sanford and Tampa-St. Petersburg-Clearwater reported declines of 4.3% and 6.0% respectively.

Interestingly, these price declines have been accompanied by increases in new listings in several areas.

Jacksonville, Miami-Fort Lauderdale-Pompano Beach, and Tampa-St. Petersburg-Clearwater all registered growth in new listings, contrasting with a decrease in Orlando-Kissimmee-Sanford.

While current predictions do not foresee a market crash, they suggest a normalization phase for Florida’s real estate landscape.

Despite the slow-down in new in-migration, Florida's population continues to grow, supported by international migration, which accounted for a large proportion of the state's population increase in 2024.

The market adjustments, while resulting in declines in some areas, have not eliminated state-wide price growth entirely.

Redfin reports that the median sale price of a home in Florida was $410,900 in December 2024, marking a 1.8% increase from a year prior, reflecting ongoing demand amidst market corrections.
